Remedial works capability
Governance, funding and delivery for major remedial programs.
Façades · waterproofing · structural defects · cladding interfaces · occupied buildings
Remedial portfolio snapshot
Major works succeed when technical advice, owner decisions and cash flow move together. That is the work we organise.
Projects range from targeted planter and wall repairs to multi-building façade, roof and waterproofing programs. Our experience covers scopes, tenders, contracts, special levies, strata finance, meetings, progress claims, variations, retention and owner communications.
A simple, governable process
The strata manager is not the engineer or builder. Our role is to assemble the right team, make decisions traceable and keep owners in control.
Defect evidence, responsibility, risk priorities and the consultant brief.
Investigations, regulated design, scope control and cost planning.
Comparable tenders, contract advice, meetings and owner authority.
Cash-flow modelling, levies, finance options and payment pathways.
Progress claims, variations, access, reporting and risk tracking.
Defects, warranties, final accounts, certifications and records.
Clear motions and decision points; budget, commitments and contingency visibility; variation and progress-claim registers; risks, access issues and adviser actions.
Plain-English scope and funding explanations; consistent updates before disruption; a pathway for lot-specific questions; accessible approved records and meeting outcomes.

Mascot · cladding and remedial works
A large occupied building required regulated design, cladding replacement, funding and owner confidence—followed by a separate broader defect-remediation program.

Completed cladding program
The committee needed to compare a government-program pathway with private delivery, appoint the right specialists, secure funding and maintain owner confidence throughout works to an occupied building.
Dependable coordinated specialist investigations, tender information, owner meetings, contractor appointment, strata finance, staged payments, insurance adjustment records, certifications and Council close-out evidence.
Mascot case study · commercial discipline
Council recorded that combustible cladding had been removed, the replacement material was non-combustible and the rectification order was lifted.
A separately contracted defect-remediation program then moved into delivery without losing the project record, owner communication pathway or funding discipline established during the cladding works.

Mascot case study · delivery
Cladding close-out was followed by broader defect-remediation delivery, with funding, records and owner communications kept clear.

Council confirmed the combustible cladding had been removed, the replacement was non-combustible and the rectification order could be lifted.
An approved finance authority of up to $2.5 million supported delivery, with staged claims and the cladding adjustment retained in the project record.
A separate $1.79 million defect-remediation contract moved into delivery with its scope, funding and decisions kept distinct from the completed cladding works.

Why Dependable
Governance that keeps technical advice, funding, approvals and owner communication moving together.
