Defects affected common areas, façades, control joints and roof waterproofing across four buildings. Delivery required sequencing around access, scaffolding, weather and discoveries that could only be confirmed once work fronts opened.

Net approved variations totalled approximately $447,767 including GST against an original contract of approximately $4.63 million including GST.
Variation decisions addressed failed control joints, façade protection, roof waterproofing methodology, entry areas and other conditions confirmed after access. One proposed variation was declined; approved items were recorded with scope, price and approval details.


Hillsdale case study · delivery
Dated reporting and photography gave owners a practical view of milestones, constraints and completed work—not simply a financial update.



Completed and near-completed roofs, façade finishing and scaffold removal were recorded in dated progress photography.
Project Update 8 and progress claim 10 were in circulation by late June and early July 2026, supported by consultant certification and images.
Contract retention reached its documented cap of approximately $219,552 including GST before later payments progressed.
