
Dependable Strata was the appointed Strata Manager of a relatively new building. There was a major water leak from the main. An investigation by Sydney Water concluded that the damaged asset was not the responsibility of Sydney Water but belong to the Owners Corporation.









Dependable Strata promptly carried out an investigation and identified the issue and obtained a quote for major repairs which amounted to an excess of ~$70,000. At the same time, Dependable Strata negotiated with the builder/developer to have the repairs carried out under statutory warranty.



Dependable Strata successfully negotiated, and the builder carried out the repairs under warranty. This resulted in the Owners Corporation saving $70,000 of their precious funds.
