
Dependable Strata was appointed at the First Annual General meeting of a large residential scheme. During the first 12 months, Dependable worked with the building manager and strata committee in collating a list of defects, reporting these to the builder for rectification.









In order to preserve the Owners Corporation’s warranty, Dependable Strata on behalf of the Owners Corporation lodged a formal complaint with NSW Fair Trading. With our experience in defect resolution, we navigated the Owners through the process of a defect claim to settlement.



The matter was settled with a deed of settlement being entered into, with the builder agreeing to pay for the Owners Corporation’s costs. Rectification of agreed defects was also agreed upon at the builder’s cost.
